The Water Saving System for all Urinals - Propag8

Introduction of a water saving initiative at the First State Colonial, 300 Queen Street, Brisbane Queensland involving Propag8 waterless urinal maintenance system. The property of this case study is an "A" Grade Commercial high rise office complex owned by Colonial First State, managed by Jones Lang Lasalle. The property comprises of 24 levels of commercial offices, with a plant room on level thirteen and a food court on the lower ground.

There are men's toilet facilities on each level, except level thirteen. Each toilet has two ceramic wall hung urinals installed. Prior to the Propag8 installation these were directly connected to the water supply and flushed periodically. The property consisted of forty eight standard ceramic flushing urinal fitments in total.


Prior to the installation of Propag8 in February of 2006, no preparatory or de scaling of discharge pipe work was undertaken. Maintenance practices to the urinals or discharge pipe work prior to the installation was not taken into consideration nor was the pre-existing condition established with an endoscope survey.


Water usage by this property has been carefully monitored and meter readings taken every day since July 2002. As can be seen from the monthly metered water usage readings the water usage has been decreasing in each successive calendar year.


2003 - 49, 194 KL

2004 - 42, 139 KL

2005 - 33,181 KL

2006 - 23,352 KL


The graph below show a peak water usage in earlier years in February, which I understand is due to warmer ambient temperatures and humidity in Queensland in that month. Thus making the air conditioning work harder as it firstly has to dehumidify the air before cooling. The cooling towers are then operating on 100% capacity with a high condenser water loss through evaporation. Interestingly there seems to be peaks in other months which may be worth investigating.

There are two major factors that can be attributed to the very pleasing water usage reduction;


1. A cooling tower replacement in October 2005


2. Introduction of Propag8 ™ Waterless Urinal Maintenance System in February 2006


Although clearly both initiatives have had an impact on water usage, Marcel Van De Camp, the Facility Manager acknowledges that greater savings have been achieved by converting the men's urinals to waterless fitments.


Using the Water and Sewerage Account from Brisbane City Council as a template for water usage costs for the June 2007 quarter, water usage costs are;

Sub-total $8359.49
Trade Waste Charge $979.08
Sub-total $7380.04
Sewerage Access $94.10
Total $7286.30
$7286.30 divided by 5270 KL $1.38 per KL
